Selling your Home is not an easy job.  Getting prepared is key for a successful and stress free transaction.

1 – Clear the Road

Buyer inspections are one of the killers of Real Estate contracts.  An inspection showing defects & repairs needed will trigger negotiations and possibly contract cancellations.  Doing a pre-listing inspection will help you identify items you are not aware.  Knowing them allows you to fix and take action prior to the Buyer’s inspector.  Even better, you may provide the inspection report to the buyer and may be the inspection contingency is waived.

2 – Show what you have!

Sometimes when we spend too many years at the same house we take for granted the best features of our home. Take a moment to discuss with your agent, what you like most, what made you buy the home at the first place, any major updates or improvements.  He or She will use your experience to properly market on the flyers, open house invitations, just listed postcards, Website, MLS and syndicated sites.

3 – Set proper expectations

You need to expect negotiations.  We all like to win when Buying and Selling.  By discussing with your agent how far you want to accept to go, a strategy will be outlined to handle offers and counter-offers.  Preventing deadlocks between Buyer-Seller that may kill a contract.

4 – Facilitate Showings

Yes, If you want to sell your House; you need to show it. The right buyer may appear at anytime.  Sometimes we fall on the temptation of staying during showings and try to “close” the sale on the spot.  Most of the times buyers will feel the pressure and run away.  Allow the buyer agent to make the prospect feel at home and imagine themselves enjoying  the great things your house has to offer.

5 – Be Ready

Prepare yourself for a quick move, if your house is priced right, expect to begin negotiations during the first couple of weeks. and close within  2 weeks if buyer us buying cash.  You will have 20-30 days if there is a new mortgage. It is impressive to see how many things we store and collect.
